Pee Uuww !  what stinks in your kitchen?  It might be your disposal.  Smell something like sewage or maybe it is rotten food?  Look at your kitchen sink.  It looks clean, you run the garbage disposal and it still smells bad.  What is going on? What can I do?

Most of the time these smells are caused by food and debris that collects inside the disposal’s rubber flapper.  Turn the disposal off and wipe down with a towel and some household detergent.  Make sure you rub down just under the lip of the rubber flapper.

After cleaning the flapper, turn on the disposal and start dumping ice into it.  Dump maybe a pound or two of ice.  Using the ice causes it to break up and clean any debris from the inside of the disposal.

The last step is to freshen the disposal.  With the disposal running, add either lemon or lime peels.  The peels can be touch and will also help clear any debris from the inside of the disposal.  And you are done!  Repeat every 3 months and you will never have a smelly sink again.

Just when I think this real estate market can’t get any stranger, it does.   You think that a four bedroom, two and one half bath, three level, condo with a view for under $200,000 doesn’t sound bad.  Yes, we are talking inside the Perimeter with great schools.  Today, somewhat reluctantly we reduced the asking price to $129,900.

This huge townhome is located in D’Youville overlookingNancyCreek.  This is probably the best view in the complex, pretty view of the creek and gardens without the Chamblee Dunwoody traffic.  The great room, dining room, covered porch and lower level deck offer such a pretty setting.  You can sit on your porch and think that you’re on a mountain vacation.

The interior has been totally repainted and new carpet installed.  Everything has been impeccable kept.  The lower level is perfect for a home office or teen suite.  A bath could be easily added, the plumbing is already in place.

D’Youville was originally Creek Indian territory.  After the government acquired the property in the 1800’s, it was divided and opened to settlers.  The property passed thorough several owners before being purchased by William Wallace, the co-founder ofCrawfordLongHospital.  Dr. Wallace purchased the homestead and surrounding acreage for his semi-invalid wife, Lucy.  He had incredible gardens planted for her, named the estate “Flowerland” and welcomed the public for tours.  After Miss Lucy died the estate fell into disarray.   During World War II the Lee family purchased the property and restored the big house and gardens.  In 1957 Mrs. Lee sold the property to the Catholic Church for a nominal sum to build an all girls school.  Rising cost forced the school to close in 1968 and after sitting untouched for three years Cousins Properties acquired the property.

Get all the information about Ashford Park when you need it.  Ashford Park is located in Brookhaven which is just north of the Atlanta City limits.

I just received great news from Mitzi Vallely of Today’s Management.  D’Youville has once again acquired its FHA approved status.  D’Youville lost its FHA approved status when approvals across the board expired last December.  For seven months financing was hard to come by.  In most cases lenders were requiring at least a 20% down payment.  Not so friendly to the first time homebuyer.  Once again potential buyers can get into this complex for 3.5% down and negotiate with the seller to pay up to 6% of the purchase price in closing cost and pre-paids.
